Book your holiday with us right here!

The prices apply for a minimum stay of 3 nights per apartment and night, with occupancy of minimum 2 persons.

For every additional person we charge 12 €/night.

The prices include: Bed linen, hand and bath towels, fully equipped kitchen with dishwasher, refrigerator with freezer, coffee maker, microwave, kettle, toaster, TV and internet, electricity and heating, the final cleaning and any fees and taxes, with the exception of local tax. The Mobilcard enables you to use three or seven consecutive days all public transport in South Tyrol unlimited.

The amount of local tax is calculated based on the municipal regulation at the time of the stay (January 2024: 2,50 Euro per day and person above 14 years of age).

Separately will be charged: bread service, breakfast basket, breakfast

Discounts for children

Kids up to 3 years stay with us free of charge.

Baby equipment upon request.

Pets

For your four-legged family members we charge 10 € per day (food is not included)
Please bring your own basket or blanket for your pet.
Out of respect for our other guests, animals are not allowed in the dining areas.

Booking

Please note: The booking becomes binding at a payment of a deposit for confirmation (booking guarantee) and the transmission of the booking confirmation. In case of cancellation, the deposit will not be reimbursed.

Additional charges and terms of payment

Deposit: We welcome written reservations via e-mail. The reservation will be confirmed once the deposit of 30% of the total price has been paid.

Extra charge for:

• Bread delivery service: The cost of bakery carries the guests themselves
• Breakfast Basket: The costs are 15 € per person
• Breakfast in our traditional living room: Is charged with a 20 € fee per person.

The fee for final cleaning is already included in the price.

Payment:  Please pay cash on site.
Since December 6^th 2011, according to the Legislative Decree 201/2011, in Italy it is no longer allowed to pay amounts above € 999.99 in cash. The following payment methods are accepted: non-transferable check, bank transfer.

Arrival and departure

Arrival: On arrival day, we expect you starting from 15 clock. Of course, you can also arrive earlier, but the apartment will ready for you only at 15 clock. In case of a delay, we look forward to receiving a message from you.

Departure: On departure day, please leave your holiday apartment not later than 09:30 clock. Other times are possible upon request.

Cancellation

Cancellation conditions according to Art. 1382 Civil Code

According to the Italian Consumer Protection Code, there is no right of withdrawal. However, we grant you the right to withdraw according to following cancellation conditions as defined in art. 1382 (Civil Code):

The deposit will not be refunded in case of cancellation. We will also apply the below cancellation conditions.

• Until 3 months before arrival you may cancel your booking free of charge.
• From 3 months until 4 weeks before arrival, we will charge 4 days of the total price of your stay.
• In case of a cancellation within the last 4 weeks before arrival, we will charge a cancellation fee of 100% of the total booking price. Außer ein anderer Gast bucht das entsprechende Angebot, in diesem Falle freuen wir uns, ihnen ihr Urlaubsgeld bis auf eine Bearbeitungsgebühr von 150 € erstatten zu können.

Please inform us in advance if you are unable to take your holiday.

Cancellation insurance

We are looking forward to your visit.

However, we recommend that together with the booking of your stay you close a "Cancellation Insurance". This way, cancellation fees are covered and you can happily look forward to your vacation.
